Real estate decisions tend to create questions long before they create transactions. Here are answers to some of the questions I hear most often about House-ology, buying, selling, renting and navigating a move through a life transition.

What is House-ology?

House-ology is Michelle Babb's approach to real estate for people making property decisions during a life transition. The work goes beyond buying or selling a house to consider what is changing in your life, what you need from your next home, your timing, your finances and the decisions required to move forward well.

What does House-ology mean by a transition-led approach?

A transition-led approach looks at the property decision in the context of what is happening around it. That may include right-sizing, retirement, an empty nest, separation or divorce, caring for an aging parent, combining households, relocating, renting between moves or simply realizing that your current home no longer fits your life.

The real estate transaction still matters. House-ology simply starts with the bigger question: What does your next home need to make possible?

Getting Prepared

Do I need to be ready to buy or sell before contacting Michelle?

No. In fact, some of the most useful conversations happen before someone is ready to list a property or begin serious showings. If you are six weeks, six months or even further away, we can look at what needs to happen first so that your eventual decision is deliberate rather than rushed.

Can Michelle help me decide whether I should move at all?

Yes. Sometimes the right strategy is to sell. Sometimes it is to buy. Sometimes renting makes more sense for a period of time. And sometimes the best decision is to stay where you are and prepare for a later move.

The goal is not to manufacture a transaction. It is to understand the options and determine what makes sense for your circumstances.

What is the difference between the House-ology Guides and The Prepared Series?

House-ology Guides are practical resources focused on a particular housing or life-transition question. The Prepared Series™ goes deeper into significant property decisions and the preparation required to navigate them well. It is shared as the work with Michelle begins.

They serve different purposes, but all are designed around the same principle: better decisions begin with better preparation.

How do I get started?

You do not need to arrive with a perfectly formed real estate plan.

Buying

What should I do before I start looking at homes?

Start with preparation rather than listings. That means understanding your finances, representation, paperwork, realistic housing needs, preferred locations and what you can comfortably afford while still having a life outside your mortgage. When you're ready, Michelle walks you through that preparation before the active search begins. Start a conversation.

Selling

What should I do before putting my house on the market?

Before the sign goes on the lawn, understand why you are selling, what the sale needs to accomplish, what your likely net position may be and what preparation the property actually needs. Not every home needs a renovation. Not every improvement produces a worthwhile return.

When you're ready, Michelle walks you through preparation, paperwork, pricing, showings, offers and closing. Ask for a home valuation.

Does my house need to be renovated before I sell?

Not necessarily. Preparation and renovation are not the same thing. Some properties benefit from repairs, editing, cleaning, paint or selective improvements. Others should come to market without significant additional investment. The right answer depends on the property, market, likely buyer and economics of the work.

Michelle helps sellers distinguish between what needs attention, what may help and what may simply cost money without materially improving the outcome.

Can Michelle help if I am selling a parent's home?

Yes. An aging-parent or estate-related move can involve much more than listing a property. There may be family decisions, years of belongings, timing issues, accessibility concerns and questions about where the parent will live next. House-ology approaches those moves as transitions that require both real estate strategy and thoughtful coordination.

Can Michelle help with downsizing or right-sizing?

Yes. The question is not simply whether you can move into something smaller. It is whether the next home supports the way you want to live now. That may mean less maintenance, one-level living, a bungalow, more walkability, proximity to family, travel flexibility or simply a home that no longer asks so much of you. See the Downsizing Guide.

Renting

Does House-ology help renters too?

Yes. Renting can be a strategic housing decision, particularly when you are relocating, between homes, going through a life transition, testing a new neighbourhood or simply not ready to purchase. House-ology helps renters prepare their application, understand the search and leasing process, evaluate properties and make a rental decision that works for this stage of their life. Michelle's rental search focuses on condos, townhomes and houses from MLS® Listings, mainly in Etobicoke and East and South Mississauga. Life Transitions

What if I am separating or divorcing and do not know what happens to the house yet?

You do not need to have every answer before beginning the real estate conversation. A property decision during separation can intersect with finances, timing, children, housing alternatives and legal advice. Michelle can help you understand the real estate side of the decision and work alongside the appropriate legal and financial professionals where their expertise is required. Buying & Selling

What is my home worth right now?

The honest answer depends on what similar homes near you have actually sold for recently, not what they were listed at, and on how many homes like yours are competing for buyers right now. Online estimates are a starting point at best. Michelle prepares a free personal home valuation based on recent sales on your street and in your neighbourhood. Ask for a home valuation.

What does it actually cost to sell a home in Ontario?

The main costs are real estate commission, legal fees, any mortgage discharge or prepayment penalty, moving costs, and whatever preparation the home needs before listing. Commission is negotiable and is set out in your listing agreement. Michelle prepares a net sheet so you can see what you would actually walk away with at different sale prices. How long is it taking homes to sell right now?

It changes with the season, the price range and the type of home. A well-prepared, well-priced condo can move very differently from a detached house on the same street. Michelle can tell you how many days similar homes in your area are taking to sell that week.

Should I buy first or sell first?

For most people, selling first is calmer: you know exactly what you have to spend and you never carry two homes. Buying first lets you secure the right home without pressure, but you may need bridge financing to cover the gap. Selling and then renting is another option that gives you time to choose. The right order depends on your finances, the market and your timeline. Michelle can help you decide which order fits your situation.

How much money do I need up front to buy?

Plan for your down payment, a deposit when your offer is accepted (usually due within 24 hours), land transfer tax (in Toronto there is both a provincial and a municipal tax), legal fees, title insurance, a home inspection and moving costs. Getting pre-approved first tells you what you can actually borrow. Start with the calculators.

What happens at a home inspection?

A qualified home inspector walks through the property and checks its major systems: roof, foundation, plumbing, electrical, heating and cooling, windows and signs of water. You receive a written report. If your offer is conditional on inspection, you have a set number of days to review it and decide whether to proceed, renegotiate or walk away.

What are the ongoing costs of owning a home here?

Beyond the mortgage, budget for property taxes, home insurance, utilities, maintenance and repairs, and condo or common-element fees if you buy a condo or townhome. A good rule is to set aside money every year for upkeep. For condos, always have a lawyer review the status certificate before you commit.

What is the market doing in Etobicoke and Mississauga right now?

Markets move week to week and differ by neighbourhood and property type, so any general answer is out of date quickly. Michelle shares current numbers for the specific area and type of home you are considering. Just ask for your area.
